Price, fee, timeline, next step. Sounds obvious. In our industry it sadly isn’t always – so we put everything in black and white. Decimals included, where there are any.

How selling works

We look at every room, cellar included. Three working days later you have our assessment in writing – with comparables and an honest range instead of a wishful number.

Land register extract, energy certificate, declaration of division: we order what’s missing. Daylight photos, a redrawn floor plan, and the listing goes to you for sign-off.

Viewings only with proof of finance, bundled into two slots a week. Every Monday a report to everyone involved: enquiries, viewings, feedback, offers.

We coordinate the draft with the notary, come with you to the signing and note the meter readings at handover. Then: coffee. On us, this time.

Four neighbourhoods, one red thread
4.2 kilometres, 36 stops, right across the city centre. Ours is shorter: four neighbourhoods we know like our own front door.

Period buildings, the Lister Meile, the Eilenriede on the doorstep. People know their baker by first name.

Once the workers’ quarter, now everyone’s. Limmerstraße, the Ihme riverbank; loud and warm – not for Saturday lie-ins.

Wide streets, period next to post-war, the Maschsee ten minutes away. Quieter than Linden, livelier than you’d think.

A model district built for Expo 2000, a new one growing south: green, nurseries, light rail. Less period charm, more A and B ratings.
Averages: asking prices, rounded, as of Oct 2026.
People
Here we’d rather show you what we work with than what we look like. Faces are available at the office.

Trained architect. Measures every room twice – by laser and by footsteps.

Arrives by cargo bike. Rain included.

Reads every lease twice. Once out loud.

Shoots in daylight only. Waits for sun if needed.
We don’t give mortgage advice – we’ll gladly point you to independent advisers.
Voices
Three siblings, three cities. The Monday report reached us all at once – no arguments about who knew what.
Sold the family home · 39 days
Okan talked us out of the first flat – too much deferred repair for our budget. We bought the second. The final bill was 40 euros off the estimate.
Bought a first flat
Keys handed in at nine, new ones at three. Both handovers on the same day.
Sold & bought
One viewing, three vetted applications, one decision.
Landlord · 14 days
Nobody called afterwards. Until I called them – two years later.
Valuation only
The first flat got a no within a day, with a reason. The second, a lease.
Tenant
New flat first, then the house sale. Sounds trivial; it wasn’t for us.
Downsized
The G rating was printed large. Nobody haggled the price apart afterwards.

For flats and single-family homes, buyer and seller pay the same amount if both pay (§ 656c BGB); your share may be at most half (§ 656d BGB). With us that’s 3.57% each, incl. 19% VAT. Due only once the purchase contract is signed at the notary. Example: €319,000 gives €11,388.30.
No. Since 2015 whoever hires the agent pays. We let on behalf of landlords. Hannover also has a rent cap (currently until 31 Dec 2029); we check every rent before listing.
In Hannover roughly 10.1–10.6%: 5.0% transfer tax, about 1.5–2% notary and land registry, 3.57% buyer’s fee. On €300,000 that’s about €30,200–31,700. Every listing works it out.
Yes, for selling and letting. It must be shown at the viewing at the latest and handed over afterwards. Even the advert states type, kWh/(m²a), energy source, year built and class A+ to H. If it’s missing, we commission one – price quoted first.
Yes, no strings. You get a written market appraisal with comparables. A formal valuation under § 194 BauGB, e.g. for an inheritance dispute or the tax office, is different – for that we refer you to independent, publicly appointed surveyors.
With the certificate of inheritance or the notarised will. Only all heirs together can sell. Updating the land register is free within two years of the death. Tax questions go to your tax adviser – we’ll tell you which documents they need.
No. If you do sell: the agency contract must be in text form (§ 656a BGB). Our sole agency runs six months, then it’s cancellable monthly.
